Strategic Building Services provided OSHPD Inspector of Record Services for California Rehabilitation Institute. This 9 story institutional tenant improvement project with 4 levels of subterranean parking, kitchen, and office space was faced with a challenging and compressed schedule. In order to meet the Owner’s goals, a strong collaboration with all trades to outline the required sequence of construction and inspection process was needed.
A project specific inspection outline was detailed by SBS that began with preconstruction, continued during construction, and throughout closeout. This on going effort was to ensure success with Select Medical’s contractor of choice, Brasfield & Gorrie. B&G is a large out of state contractor who also brought in a local contractor, PNG, to self perform framing and drywall, as well as, assist with a building jurisdiction that B&G has not worked with. B&G also chose qualified and OSHPD experienced subcontractor’s that greatly benefited the expedited schedule.
Open communication, coordination, and partnering with OSHPD were very critical to the project’s success. Institutional projects are complex and a challenge in itself, a knowledgeable staff, the drive to be successful, and the want to provide a valued service is what SBS is about. Our collaborative service aligned with all firms involved. SBS achieves this valued method through experience, dedication, trust, and effective management to produce an efficient inspection process.
This project’s unique dynamic of great leadership and experience with all facets of construction and differing jurisdictional authorities led to a great partnership. This project included a valued partnering process by the Owner and the entire team who communicated accurately with OSHPD. This proved to be a direct result in achieving a timely occupancy. An accomplished task leads to valuable relationships. In the small construction community who works within OSHPD’s jurisdiction, the value of relationships obtained through honesty, core values, and acknowledged respect for each firm’s valued service is priceless.
